Full Bathroom Refurbishment – London
A complete bathroom refurbishment focused on improving functionality, water pressure, and storage while retaining the existing layout. The project involved extensive plumbing reconfiguration, bespoke carpentry, a lowered ceiling with integrated lighting, and a carefully detailed finish throughout.
01 — THE CHALLENGE
The Challenge
While the general layout worked, the existing bathroom suffered from hidden issues that affected performance and usability. Hot water pipework feeding the property below ran above the floor joists, reducing pressure and limiting design flexibility. Outdated services, bulky casings, and poor lighting further compromised the space.
The challenge was to resolve these technical constraints, modernise the bathroom, and introduce bespoke storage and refined detailing — all while working within the original footprint.
Pipework positioned and walls prepared for towel rail installation.
Walls stripped back to brick and lathe, allowing for repairs, insulation, and new finishes.
New wiring installed for lighting, with cable routes set before plastering.

Removal of existing finishes to expose walls, floors, and structure ready for refurbishment.
Floorboards lifted to allow access for services and to prepare for levelling and new flooring.
Ceiling stripped back and prepared to accommodate new lighting and a clean finished surface.
Ceiling overboarded and secured, ready for plastering and final decoration.
New timber battens installed to support plasterboarding and revised ceiling layout.

The Result
The finished bathroom is calm, elegant, and highly functional. The freestanding bath becomes a focal point, supported by improved water pressure and concealed plumbing. Bespoke cabinetry and wall panelling add depth and character, while the lowered ceiling and layered lighting create a warm, balanced atmosphere.
Careful detailing – from carpentry lines to fixture placement – ensures the space feels considered and cohesive. All systems were fully tested on completion, delivering a bathroom that not only looks refined but performs reliably day to day.
